Another landmark project that the CBRE Edmonton Industrial Team is currently occupied on is the Brick Distribution Warehouse on 170th Street, a 400,000-square-foot “marquee industrial listing,” which CBRE was commissioned to market and sell. According to Sam Houk, Client Services Coordinator, one of the main reasons clients trust them with listings of this caliber is the depth of their expertise and the reach of their network. “We’re the largest commercial real estate firm in the world,” Sam reiterates, “so we have access to a lot of tools and resources that other brokerages may not have access to due to our size and the way our company invests in technology and resources.” One such resource is their Property Marketing Center based out of Toronto. When a local team is awarded a unique listing such as the Brick Distribution Centre, they can “tap on the shoulders” of the Property Marketing Centre to assist in strategy development and marketing. Gregg’s team recently engaged The Property Marketing Center to create a custom brochure for the listing, and their work was very well received. “The marketing looked great,” Sam says. “It was really well received within our market and across Canada. We have the ability to market Canada-wide through the CBRE network, which is especially important with larger, niche listings.” Another such resource is their Location Intelligence Team, also based out of Toronto. They specialize in gathering and interpreting data using GPS technology, and in using that data to help their clients make smart business decisions. “The Location Intelligence team creates visual maps to identify patterns or trends in the market,” Sam explains. “These data points can be anything from drive times, amenities and demographics of the area, and client-specific location maps. They’ve created some really interesting data sets using mobile data. We’ve worked with them previously on unique projects and they have been a huge help for our clients.” Again, Sam believes their ability to deploy technological resources like those noted above truly sets the team apart from their competitors. “Sometimes I feel like our industry can be a little slow in terms of tech,” she says.
