Dynasty Bathrooms is a prime example – they are one of the leading home renovation service providers in Winnipeg, Manitoba, and have been for over 40 years. We talked to second generation leader Tina Driscoll about that legacy and what’s powered it. We also talked about some of the innovative ways they have given back to their community over the years, and about some of the partnerships they have formed with locallyimpactful organizations. In terms of their size and scope, their projects can range anywhere from 2,500 square feet to 30,000 square feet. Precise Projects has been providing homeowners with the highest levels of craftsmanship and design since 2006. From their home base in Dundas, Ontario, they build dream spaces in their hometown, Flamborough, Ancaster, Hamilton, Burlington, and beyond. As led by owners Rick Wiersma and Braden Lomanto, they are passionate about building, renovating, and improving homes, and they are committed to building lasting relationships with clients through quality, integrity, and trust. Rick, a carpenter by trade, founded Precise Projects in 2006. He has personally been involved in the building industry since he was a teenager, acquiring decades of hands-on experience in homebuilding and renovating. Braden, meanwhile, has an engineering degree from Western University, specializing in project execution. Prior to joining Precise Projects, he worked with a Toronto-based tech accelerator’s global ops team and as a project engineer with a leading EPCM firm executing large-scale projects across North America. Rick and Braden joined forces in 2019 after Rick obtained the company’s first large-scale project, which came to be known as ‘the Copetown Ranch.’ The homeowners were moving back to Ontario from Alberta with a dream of rebuilding their old farm home. While living out West, the homeowners frequently travelled to Montana and fell in love with the timber frame designs – so much so, they even purchased a timber frame getaway home. Looking to bring back this mountain home aesthetic, they quickly realized that a complete new home design and build was the only way to properly bring their timber dream to Ontario. Around the timing of this project, Rick was looking to scale Precise Projects into larger projects, AUGUST 2024

focused on complete custom homes. With Braden’s experience in project execution and first-hand look inside the start-up world, Braden said the partnership just “made sense.” “That’s when I joined forces with him,” Braden says. “Once we finished this first home build, we decided we made a very good team that can offer true craftsmanship to our homeowners.” In the years since, Precise Projects has made a name for themselves for their ability to deliver projects of that calibre and specificity. According to Braden, “our claim to fame is how particular we are with every detail.” Precise Projects is well known for the open, honest discussions they have with their clients. They hear too many stories about homeowners being disappointed by builders who make decisions without their input, and creeping build costs end up exceeding the homeowners financial comfort level. “Our focus is on projects that are built right with transparency into our build costs,” Braden explains. “We have real budget conversations with the homeowner right from the start. We do that so our homeowners have a real understanding of what they will spend at the end of their home builds with us.” Honesty and transparency works in Precise Projects’ favour, says Braden. “I’ve gained projects based on including everything from the portable toilet dropped off on day one to the final site cleaning. We set a realistic expectation for the homeowners and they are free to add new work as they feel comfortable to do so.” AUGUST 2024

Precise Projects targets three to five home builds or high-end renovations every year, says Braden. One of their most recent builds was secured from another homeowner seeing the execution quality of the Copetown Ranch project. The company’s latest build was another timber frame build titled the “The Timber Farmhouse” which utilized “a lot of timber and reclaimed material,” says Braden. “We incorporated multiple barn beams from the homeowners’ family barn, as well as reclaimed hemlock wood floors that came from a 150-year-old barn in Ontario.” According to Braden, Precise Projects has developed a unique skillset on how to bring rustic and timber elements into new homes. He feels those elements are less common in modern builds and his team’s ability to incorporate them sets them apart: “Timber builds are more complicated. There’s a lot to think about in the planning stages that are not as clear cut as a typical all-lumber framed build,” he explains. “These are the things that set us apart. We see this as a neat challenge. We’ve been able to set ourselves apart on the execution of these types of complex projects.” That particular project home had “a balanced country and rustic feel that met in the right way” Braden says. It was full of unique details, including “the little dream pieces the client wanted, like two fireplaces built out of their original barn foundation stone.” To bring projects like this to life, Precise Projects embraces modern building tools such as project management software like Buildtrend that manage both site and office activities. As far as their use of technology in their project homes, Braden says that depends entirely on the “homeowners’ appetite.” He believes that while they can do anything the homeowners dream of, “there are cost-effective ways to improve any home beyond the latest trends in the market.” He believes in sharing practical building knowledge and best practices, so homeowners are making informed decisions that are meaningful to their builds. Building relationships across the board Trades are everything to Precise Projects business. “We lean on our trades,” says Braden. “We don’t pretend to be experts on everything. I want to get information from the source.” One example of such a partner is Timeless Timber Carpentry. They are a team of carpenters with a mission of reviving lost building techniques and integrating them with traditional, classic, and modern architecture. They can build virtually anything with wood, and on every project, they insist on the highest quality and authenticity. Another example is Yvon Insulation, an established insulation contractor based in Burlington. They are a company equipped with more than 40 years’ experience installing a variety of insulation products in both the residential and commercial markets. to support projects in a way that best serves the home. Once Precise Projects finds committed partners, they strive to build lasting relationships based on mutual respect and trust. “When we take care of our trades, they want to work with us, they want to do a great job, and they want to come back and service their own work/products in the future,” says Braden. “We have high expectations of our build team,” he adds. “We expect a high attention to detail. We push that level of excellence everywhere – we expect it of our staff, and we hold our subtrades to that as well. ‘Precise’ is in our name and it needs to be who we are and how we separate ourselves from others.” “We encourage independent thinking,” he continues. “I often ask our trades and site team what they think we can do better as a building company. I want everyone pushing themselves and each other in the interest of better serving our home projects.” Precise Projects’ attention to detail has resulted in a lot of repeat and referral work from previous homeowners. “Our clients trust us and that’s number one,” says Braden. “When you’re working on somebody’s home, it’s so personal,” he adds. “You have to take time to give them what they need. When it becomes just a business transaction it becomes a difficult relationship.” Precise Projects is gearing up for several new home builds in 2025, including some marquee projects in their hometown. Braden feels proud to be able to work locally and contribute to every community they work in by simply building better. When Precise Projects completes a build, they’re showing potential clients proof of what they can achieve, says Braden. “In five years, I’d like to be consistently finishing three custom homes a year. I want to focus on homeowner relationships and grow the business the right way. We want to be an elite level builder that’s hard to compete against.” AUGUST 2024

Celebrating 40 years of success

Since forming in the basement of founder Ken Onsowich in 1984, Dynasty Bathrooms has grown to become one of the leading providers of home renovation services to the Winnipeg, Manitoba market. Working out of two expansive showrooms in north and south Winnipeg, they offer clients a one-stop-shop for all their bathroom renovation needs. From flooring to lighting and everything in between, they carry products to suit any style any budget. They also employ their own installers who provide quality workmanship and professional installation, with no job being too big or too small. Tina Driscoll – Ken’s daughter and vice president of the company – says her father and his partner started the business 40 years ago, meeting clients in their homes, selling bathroom construction products and doing small installation jobs. A few years later, they moved into a building in north Winnipeg. Tina joined the family business in 2007 and later became a partner in 2017. Tina now holds the torch since Ken’s passing a year ago. Dynasty Bathrooms’ larger North Winnipeg showroom comprises over 10,000 square feet of showroom and warehouse space at 369 Logan Ave., and has served as the company’s home base for decades. The company opened a second showroom in 2017 which offers over 5,000 square feet of inspiration with a design centre, large array of custom-built features for home renovations, and a large section focused on kitchens. Both showrooms are open to the public as well as contractors and designers and showcase thousands of items and displays. Between the two showroom locations, Dynasty Bathrooms has over 25 bathroom suites set up to simulate an entire bathroom and provide a visual image within a home setting. These display suites range from no threshold walk-in tiled showers to acrylic tub/shower units to freestanding tubs with spa-like features, just to name a few. AUGUST 2024

Dynasty Bathrooms also has a smaller division within the company that does kitchen renovations. In their showrooms, they also have fully-realized kitchen suites, which showcase a variation of style from traditional to modern and include many of the new features available for function, efficiency, organization and ease of use. According to Tina, the quality of their showrooms is a major part of what sets Dynasty Bathrooms apart. She believes clients highly value the ability to come see products in person, and in particular they value seeing how they look and feel in an actual bathroom setting. Clients also value the opportunity to talk face-to-face to knowledgeable sales consultants – and Dynasty Bathrooms’ consultants are among the most knowledgeable in the city. Another point of difference, Tina adds, is the company’s reputation, which they have cultivated carefully over their long history in business. To bolster that reputation, they have acquired many accreditations for service and excellence. For example, they are members of the Manitoba Home Builders Association, RenoMark, the Canadian Home Builders Association, and they are a Certified Master Renovator. The company also carries an A+ rating with the Better Business Bureau, and Tina personally sits on the board of RenoMark. Over the years, Dynasty Bathrooms has also been repeatedly recognized by their peers in the industry in the form of awards and accolades. “We are proud to have won multiple MHBA ‘Renovation of the Year’ awards over the years in both bathroom and kitchen design and AUGUST 2024

installation,” Tina says. Recently, the company completed a project that is up for a renovation award later this year. “We’re proud of that one because one of our junior estimators got this large job – a complete bathroom valued just under $100,000. It’s a feather in our cap to have a junior estimator execute this major project from start to finish with no major hiccups and the outcome was just beautiful.” In Tina’s view, Dynasty Bathrooms’ ability to deliver award-worthy quality – and avoid hiccups along the way – is largely a credit to the relationships they have built with their vendors and supply partners. “We’re considered to be a boutique showroom, we’re not a wholesaler per se,” she explains. “We pride ourselves on using businesses that will take us under their wing and let us purchase their products direct.” Working with products that use a lot of water means Dynasty Bathrooms keeps up on green initiatives. “We try to go eco friendly whenever we can with low flow toilets and shower heads,” Tina says. The paints they use are eco friendly as well. Dynasty Bathrooms also forms strong relationships with employees internally. They currently have 16 staff members and are in the process of hiring more. “We’ve heard in the past that everyone likes our team,” says Tina. “We have a new influx of new faces and fresh ideas and I think that’s the biggest coup for Dynasty. Having that fresh perspective and having something new to look forward to, holds the team together.” In order to earn that employee loyalty, Dynasty THE CONSTRUCTION SOURCE CANADA

Bathrooms does their best to help their staff do their jobs efficiently and safely. As an example of that, Tina cites a new tool they added to their inventory: the iQ Saw, which they purchased in order to more efficiently install large format floorto-ceiling tiles. The panels they install can be 96 inches tall and the installers needed a machine that could cut the panels without cracking them – the iQ Saw was the answer. The iQ Saw also operates without water, making the site cleaner. Many of Dynasty Bathrooms’ team members are set up with training to assist them to be the best they can be at their jobs. They are provided with everything from forklift and first aid training to ongoing product training sessions and extra courses, such as aging in place/limited mobility courses. That continuous education ensures they are capable of assisting with all aspects of home renovations. AUGUST 2024

Keeping the legacy going Later this year, Dynasty Bathrooms will be celebrating their 40th anniversary. As part of this monumental event, they will be hosting a function at their south Winnipeg location, bringing preferred vendors, customers, the team, previous retirees, neighbours, family and friends together for a catered event. They will be hosting a customer appreciation event a few days after, where there will be games, prizes, and great deals. As part of that event, the company will also have a “super truck” on site that races at the Victory Lane Speedway, which is Canada’s largest high-banked dirt oval race track. That truck has a lot of meaning for Dynasty Bathrooms, as founder Ken Onsowich was “really big into racing,” Tina says, and he started sponsoring a truck at Victory Lane about 15 years ago. The company also sponsors a Sprint Car that races mostly in the United States. Ken ended up really enjoying his involvement in the sport and the raceway, to the point that he THE CONSTRUCTION SOURCE CANADA

purchased his own second truck and started the ‘Gotta Go! Race Team.’ In 2023, Ken was even inducted to the Victory Speedways Hall of Fame. In recent years, Dynasty Bathrooms has also marketed their business in other unique and personal ways. Tina, for example, is passionate about working with dog and cat rescue organizations, and Dynasty Bathrooms now hosts two rescue events with a local organization annually. “In the spring we do something we call ‘Meowers and Showers.’” Tina explains. “I partner with local rescues and they bring in adoptable cats/kittens, with the expectation that they can find their forever home. In fall we do ‘Barks and Bathtubs’. We try to fill the bathtubs in the showrooms with treats and food for a dog rescue organization. We do sell showers and tubs, so why not? Jesse and Josh, for their part, grew up raised on a farm. There they learned from an early age that “there is pretty much nothing you can’t fix or figure out.” “Growing up on a farm, you have to know how to be a ‘jack-of-all-trades’ and a ‘MacGyver’ at fixing things,” Josh says. “You’re taught that you have to problem solve on your own, no one else is going to come bail you out. That’s a big part of what drives us as a family. There’s no giving up with us. We have the mentality that ‘there’s nothing you can’t do.’” Both Josh and Jesse have worked at the family business on-and-off since they were kids. Josh recalls being 13 years old and being taken to job sites all summer long. He now has at more than 20 years’ experience in the business, while Jesse has been there for more than 18 years. Their father Jim, who remains a background partner in the business, has at least 50 years of experience behind him. Now at V2R the tradition continues with the 3rd generation of family members serving their apprenticeship in pursuit of red seal certifications. Pushing the boundaries As a recent example of what V2R Group is capable of, Josh and Jesse point to their ongoing transforming of the former Cooper Canada sporting goods factory at 501 Alliance Avenue. That project has involved completely gutting and renovating all floors of a 380,000-square-foot facility while targeting LEED Platinum certification. The finished product will have new window openings throughout, new elevators, a front entrance atrium, new stairwells, as well as all new offices. In terms of green initiatives, major features of the project include: geothermal HVAC; a 300 KW solar farm on the roof; a high SRI roof made from locally-crushed, white marble; high level of insulation to roof and walls; low consumption lighting and electrical design throughout; and heated sidewalks and parking areas utilizing excess heat through geothermal energy. In the future, there also plans to add a storm water harvesting and retention system that filters and uses the water to do things like flush toilets. THE CONSTRUCTION SOURCE CANADA

Originally, that Cooper Canada factory was built in two stages – a one-storey section was built in 1965, and a four-storey section with full underground parking was added 10 years later. Taking such an old building and turning it into a modern, green, high-end office building has been quite the challenge for V2R Group, but they have found it to be a rewarding challenge so far. “We’re pushing the boundaries of even a new modern green building,” Josh says. “We’re basically leaving no stone unturned. It’s going to be an absolute showstopper when we’re done.” The client on that project is Strashin Developments, a longstanding partner of V2R Group. Josh credits the project’s success to date to the closeness of the two firms. He says they work so well together because Strashin trusts them – they allow them to be creative, and incorporated innovative construction methods, as they know at the end of the process they are going to get a high-quality build. “They can rely on us to deliver quality, and that’s a big part of what they like about us,” Josh says. “They know they’re not going to have to go through an extensive deficiency list afterwards. There might be the odd little thing here and there, but they know they’re going to get good quality the first time. That’s why we get so much repeat business, not just from them but from every client we work with.” Moving forward, V2R Group’s goal is to first and foremost continue fostering that loyalty among existing clients – while they grow and add some new clients to the mix, so long as they don’t risk compromising their quality or customer service along the way. “There’s always room to grow so long as we don’t AUGUST 2024

sacrifice any quality measures,” Josh says. “That’s important to us, as long as we can grow without sacrificing what makes us special.” The brothers have determined that growth is likely going to happen in multiple ways. Geographically, for example, they plan to expand their service radius, tapping into new markets and building a reputation for excellence in different parts of Ontario. In terms of their capabilities, meanwhile, they intend to expand their service offerings to include new services such as facility management. development dates back to when he was younger and loved playing with Legos. Little did he know that his Lego hobby would one day inform his career. At the beginning of his professional career, Charles connected the dots while working a summer internship at a Boston-based property management company. Not intending to pursue real estate before that summer, Charles quickly realized he found his calling. That summer internship turned into a four-year job, where Charles’ responsibilities constantly evolved. Catching the attention of his superiors with his can-do attitude and committed work ethic, Charles, who started working in the leasing department, quickly transitioned into a property management role. Soon after, he was also trusted to oversee a variety of construction projects for the company. Charles realized how much overhead in construction came from outsourcing projects to a third-party general contractor, so he took it upon himself to become a licensed general contractor to save the firm money. Years later, Charles and his brother, Ari – who also had a background in real estate – partnered to develop their own firm where the concept for The Goldman Group was born. In addition to laying the groundwork for a vertically-integrated company – one that could develop, construct, and manage assets all under one company – Charles and Ari had a strategy pertaining to what kind of opportunities they wanted to pursue. The Goldman Group originally focused on identifying underutilized commercial buildings, which were often selling for a huge discount compared to their replacement cost and presented themselves as ideal opportunities for adaptive reuse to apartments or mixed-use. “Our goal was to find opportunities with unrealized potential,” Charles explains. “Of course, that’s AUGUST 2024

what everyone’s looking for, but our niche was specifically finding buildings that had fallen out of use for one reason or another, oftentimes vacant or abandoned, that lent well to residential conversion. We looked for buildings with solid bones, in strong or growing residential markets, and with conducive layouts for apartments. What we found was surprising: These properties often sold for pennies on the dollar compared to their replacement values, and we were able to utilize what was already in place in a way that cut down on both the cost and timeline of redevelopment.” “We started off with that investment strategy,” he continues, “and, after a few years, that became our niche.” In recent years, the company’s investment strategy has become more defined. The Goldman Group now focuses on the redevelopment of buildings listed on the National Register of Historic Places, which is a database of properties throughout the United States that have been deemed worthy of preservation for their historical significance. In addition to the benefits mentioned above, properties on that list are entitled to substantial incentives from the federal government and sometimes state governments as well. “What’s amazing about this program,” Charles explained, “is that it allows us to take on incredibly unique projects that wouldn’t otherwise be financially feasible. Most of The Goldman Group’s projects are located in Massachusetts – though they have also done projects in New Jersey, Connecticut, and Rhode Island, and are currently considering projects in Maine. shared, “That one is a little outside of our typical purview. But, as a firm, we are always looking to grow and eventually to have projects throughout the country.” The Goldman Group mainly looks for redevelopment opportunities with at least 200,000 square feet of space, focusing on creating rental units, which they build, hold, and manage all in-house. “The different divisions and facets of our company really complement each other,” Charles explains. “For example, if a company is only involved in the construction of a project, they don’t necessarily have a care in the world for the longevity of the building. If they aren’t involved in managing it once the project is finished, they might look to cut corners, reduce costs, and they might not give the kind of attention to detail that the same developer would if they were also involved in managing the building.” Because The Goldman Group is involved in the long-term management of all their buildings, Charles says they go the extra mile when developing them. “We make sure to choose finishes that are durable and that can stand the test of time,” he says. “We make sure to be very conscientious of circulation and amenity spaces. We give considerable thought to the experience that residents will have living in the building. We care so much for that. We’re constantly asking ourselves: ‘What would this look like and how would this feel? Would someone enjoy living here? Would someone be proud to say that they live in this building?’ We take a lot of pride in our work.” Later, when managing the property, The Goldman Group is better prepared to address any issues or questions that may arise because of their intimate knowledge and familiarity of the building. “I think one of the greatest benefits of selfperforming the construction is that we know the building better than anyone else could, and that makes it much easier to manage,” Charles says. “I think that contributes to having more positive relationships with tenants. It might also contribute to why we experience less tenant turn-over relative to a lot of other management companies.” AUGUST 2024
