“We respect the client’s budget and we respect their timelines,” Roland says. “That’s something we’re known for. That’s something we’ve proven we can do.” Archi-Tech has been able to build that reputation, Roland explains, partly because their estimates at the beginning of a project are so accurate. That accuracy, in turn, is partly a credit to their dual role as designers and builders – “it’s always easier to build your own plans than someone else’s plans,” Roland says – but also partly a credit to the stability of their subcontractors and suppliers. “We use the same subcontractors from job to job. We don’t often go to tenders; we don’t get a million prices for every project and then choose the cheapest one – because if you do that, you never know what you’re going to get. You can’t be consistent that way.” “For the last 10-to-20 years, we’ve been working with the same subcontractors over and over,” he adds. “We’ve been working with a lot of them since day one.
