Over the years, Value Property Group has assembled and retained a dedicated team of specialized professionals, who carefully and efficiently manage the maintenance and financial circumstances of each property in their portfolio. According to Arnold, many of those team members go back a long way, with some having been with the company over 25 years. Over time, Value Property Group has also developed an extensive portfolio of commercial property, mostly in Metro Vancouver, though they also have one property in Alberta and one property in the United States. Within that portfolio, they now serve close to 400 tenants – and much like their staff, Arnold says many of those tenants are longstanding: “Our retention is extremely high,” he says. “We’ve had tenants for 20-to-25 years and they keep renewing – because they’re profitable, and that’s what it’s all about.” Arnold credits that history of tenant loyalty to the “deep understanding of the product” shared by himself and his team. He also credits the ability of the company to “add value” to the properties in its portfolio: “If we buy a retail centre and we look at it, and we see that the façade of the building hasn’t been looked after and it needs a lot of repairs – then we just go ahead and repair it,” he explains. “The most important thing, for us, is that the tenants are successful,” he adds. “We can’t help them inside their doors, but we can certainly help them out on the outside. We can make sure the property is attractive. We can add better signage and lighting. We can make sure the roof is not leaking and SEPTEMBER 2023
