Everyone here knows the tenant has to be satisfied and the tenant always comes first.” On the timeline front, Michael credits Bertone’s consistency to their experience, and to the systems and processes they have put in place over their many years in business – “we’ve done it so many times, so we know what’s required,” he explains. Michael also credits the company’s efficiency to their relationships with their other stakeholders, including their design consultants, building subcontractors, and material suppliers. “We’re blessed with a really strong team internally, and we’re also blessed with a really strong extended team,” he says. “We have a group of professionals that we’ve worked with for the last 15 years and they understand what our needs are. We’ve nurtured those relationships. We work with the same people all the time. We’ve assembled a team that gels and that works well together.” Some of those relationships, Michael says, go back 15 years, all the way back to the inception of Bertone Development Corporation. They will occasionally work with new people as well – “We don’t want to get stagnant and we want to make sure we’re keeping people honest,” Michael says – but if a subcontractor or supplier keeps delivering to the company’s standards, then they don’t shop around. “I think people like working with us because we’re organized and we know what we’re doing,” he adds. “Everyone wants fluidity in a job. The last thing a subcontractor wants, for instance, is for a job to start and stop. That doesn’t happen with us. That’s a big part of our equation.
