As developers, Michael and Claudio began by developing grocery-anchored service centers throughout Québec. In 2015, they started looking at residential mixed-use developments in more dense urban locations – initially, they were encouraged by their grocery clients, who were looking for sites with more foot traffic. From there, in response to changing market conditions, the company started focusing more on the multi-residential sector, while also exploring more industrial opportunities. Today, industrial and multiresidential projects comprise the majority of Bertone’s portfolio. “Just in the last year, we’ve developed in excess of a million square feet of industrial real estate,” Michael says. Within the industrial sector, the company’s largest project to date is also one of their most recent – a 1,500,000-squarefoot industrial development site in Casselman, Ontario, alongside Highway 417. They are delivering that project in partnership with Rosefellow, the Municipality of Casselman, and The Nation Municipality. The anchor tenant will be Ford of Canada, who will set up an auto parts distribution center on the site that will service Eastern Ontario and Québec. Ford’s distribution center will occupy approximately 80 per cent of the square footage of this new development. The initial building will exceed 500,000 square feet in size. Construction is expected to be completed by January of next year. OCTOBER 2022
