In the commercial fit-up arena, they formed a particularly productive partnership with Shopify – they have since done a long list of really innovative projects together, not just in Ottawa but across Canada. The ModBox brand, meanwhile, was established roughly 10 years ago as TLPI’s development partner. Their first project under that banner was a threeunit townhouse on Springfield Road, in the “lovely Lindenlea neighbourhood.” At the 2015 Ottawa Urban Design Awards, that project went on to win an Award of Merit in the ‘Urban Infill Low Rise’ category. Since that early recognition, ModBox has continued to pursue developments that are “creative, forward-thinking, and sustainable,” and that they can also construct themselves as TLPI. According to Darryl, that synergy between the group’s development and construction arms enables themto takemore risks and be more innovative than a lot of their competitors. “We don’t have to squeeze every nickel out of a project,” Darryl explains. “We can say ‘We’re going to go the extra mile on this project to make it more sustainable,’ and even though that may not optimize financial results, we can do it anyway.
