Embracing the complexity The story of ModBox and TLPI began in 1994, when Kevin Lake first founded the latter company in Toronto. At the time, Darryl was working in investment banking – he spent about a decade in that industry, most recently serving as Managing Director of Mergers and Acquisitions and Managing Director of the Real Estate Finance Group for BMO Nesbitt Burns. By 2004, both Darryl and Kevin had very young children and decided they didn’t want to be in Toronto anymore. Together, they decided to move, “and we basically started Lake Partnership over again as equal partners here in Ottawa,” Darryl says. “We basically were starting from scratch, so we had to demonstrate our capabilities,” he recalls. “We bought a few properties and fixed them up and sold them, just as a way to get our name out there into the industry.
