Sotirios and his father wanted tomake sure the building would not have to be re-clad 15 years down the line, or even 30 years down the line. Sotirios and his father also wanted the building to operate efficiently, which it has. In the modelling phase, the building performed 30 per cent more efficient than the best case under the new National Energy Code for Canada – however, Sotirios and his team believe the building is performing even higher than that. The wall systems include a series of sensors installed and paid for by the Manitoba Masonry Institute, and the data they are getting backs up that belief. The apartments themselves, meanwhile, are bright and modern, with polished concrete floors and floor-to-ceiling windows. Amenities include: insuite laundry; a rooftop patio; as well as an underground parking garage and some outdoor parking stalls. The project also includes four commercial units at street level, one of which is a commercial art gallery, KM ART, operated by Sotirios and his wife Karline Moeller. As the owners of the building, Sotirios says that he and his father are “very happy” with the finished product. “What makes us the happiest is seeing people enjoy living there,” he says. “The place is packed. We had over 450 names on the waiting list. We filled up before we opened, and we’ve been full ever since. That’s been exhilarating.” “The other exhilarating part is seeing its effect on the neighborhood,” he adds. “There’s a condo building next door, and now that building has neighbors. Now all the businesses down the street have more customers. I’m seeing that synergy.” Sotirios and his father are also happy with the quality of the construction. According to Sotirios, the building “looks even better than we thought it would look.” “It definitely looks better than the computer renderings,” he says. “That’s because it was just built so well. I have to give a lot of credit to the construction team and the tradespeople.” “Everyone was really on top of their game,” he explains. “Everyone bought into the vision. Every time I went on site, which was every day, they welcomed me. They wanted to make sure that I was happy and that the fit-out was up to specification. It was a pretty special process.”
