At the time, Sotirios says the neighborhood was already “upand-coming,” with more cafes and shops appearing all the time. He and his father really saw the potential and wanted to get involved. Again, however, it was important to Sotirios – and also to his father – that they build something that was going to seriously contribute to the health of the city. To that end, they worked hard to get a series of variances in order to increase the allowed density and reduce the parking requirements. At the same time, they also kept environmental sustainability at the forefront of their mind at all times. “To me, that was the most important thing,” Sotirios says. “The building has to be beautiful, and it had to work well from a utilitarian point of view, but the number one priority was environmental sustainability.” “My goal was to build a building that was going to last a long time, and the buildings that last the longest are the most sustainable,” he adds. “So I wanted to make a sustainable building. I didn’t just want to just check a few boxes and say it was sustainable – I wanted to make sure it was actually going to last.” The exterior of Sherbook Flats
