“It’s a really beautiful piece of land,” says Edmund Lee, Director. “It’s inside the City of Medicine Hat, so it has all the convenience of urban living, but it’s set within nature. It has some beautiful vistas and views. It’s very peaceful. It’s the best of both worlds.” “It’s an urban parcel, but it has almost a rural feel,” agrees Elise Harlick, Development Manager. “Living here, everything you need is very close, but you also have full access to the natural environment. That’s very unique, and that makes it very desirable.” The founding partners of Coulee Ridge identified the land in 2019 and jumped on the opportunity to purchase it and start planning. Working with the city, they were able to expedite the development of Phase 1, which included 46 residential lots, along with an ample amount of environmental reserve bordering the coulee. Prior to building homes, however, the Coulee Ridge had to deliver “a significant amount of infrastructure,” including trunk mains, a sanitary lift station, and trunk roads that could access the parcel – since, again, it was the first green field development in the area for over a decade. Construction on that infrastructure started in early 2020 and concluded later that year, allowing them to hand over lots to buyers and builders. Construction on the first homes in the development commenced in 2021. Recently, the Coulee Ridge team concluded the approvals process for all additional phases of the development, of which there will be six total. Phase 2, which they expect to have fully serviced by spring next year, will include 68 lots. DECEMBER 2022
