“So we changed our focus, but because of our name, our background, and the contractors we used – we still use the same contractors we used for our high-end homes – we maintained our level of quality,” Dennis adds. “Our practices are all the same. Our attention to detail is still the same. Our commitment to customer service is still the same.” These days, Leone Homes focuses entirely on low-rise multi-family projects in Fraser Valley and the surrounding areas. In terms of size, their projects typically range from 20-to-80 units, and in terms of value, they can range from $15-to-$150 million. Within that niche, Dennis says their projects can vary dramatically in style and feel, and he considers that diversity a strength. “We’re a boutique developer and builder,” he explains. “We’re not similar to bigger companies who have a certain flavor that they do every time. We don’t have a cookie-cutter style. Some companies, you can go to one of their projects in Richmond, then you can go to one of their projects in Vancouver, and they’ll look the same. They might change things up externally, but when you walk in, even if everything’s covered up, you’ll know it’s one of theirs.” “That’s not us,” he says. “We study and analyze each market individually.
